Asbestos Services in Mesa, Chandler, & Gilbert

In Mesa, Chandler, and Gilbert, many older homes and commercial properties constructed prior to the 1980s were built using materials that contain asbestos. While harmless when intact, this material becomes a significant health hazard if its fibers are released into the air during renovations or due to property damage.

If you own an older property in the East Valley and are planning upgrades or have suffered damage, determining the presence of asbestos-containing materials (ACMs) is a critical first step.

Understanding the Dangers of Asbestos

Asbestos was once a standard building material in Arizona, valued for its fire resistance and insulation capabilities. It is often found in "popcorn" ceilings, vinyl floor tiles, attic insulation, and pipe wrapping. When these materials are disturbed—whether by construction work or damage from a monsoon storm—microscopic fibers can become airborne.

Inhaling these fibers is linked to severe long-term health issues, including mesothelioma and lung cancer. Because of these risks, asbestos management requires certified professionals.

When to Suspect Asbestos

You cannot confirm the presence of asbestos just by looking at it. However, caution is necessary if your Mesa, Chandler, or Gilbert property dates back to before 1980. Testing is essential before:

Remodeling or Demolition: Activities like sanding, cutting, or tearing down walls can release hazardous fibers.
After Property Damage: Water damage from a burst pipe or structural damage from a dust storm can disturb ACMs.
Working with Common Materials: Be wary of old textured ceilings, insulation, and vinyl floor tiles.

If you suspect asbestos, stop work immediately and do not disturb the material. Contact our professionals for testing.

Our Asbestos Abatement Process

Safety is our top priority. We utilize a rigorous, multi-step protocol to manage asbestos effectively for our Mesa, Chandler, and Gilbert clients.

Professional Testing:

We collect samples of suspected materials and send them to an accredited laboratory for confirmation.

Strict Containment:

We seal the work area with heavy-duty plastic and use negative air pressure machines to prevent fibers from spreading to other parts of your home or business.

Safe Removal:

Our technicians wear specialized personal protective equipment (PPE) and use approved techniques to safely remove ACMs.

Proper Disposal:

Hazardous waste is sealed in leak-proof containers and transported to a designated facility in compliance with EPA and local regulations.

Thorough Decontamination:

We clean the containment zone using HEPA vacuums and wet-wiping, followed by air quality testing to ensure the space is safe for re-entry.

Such professional and thorough service from Carson Riddle and his team. They were on time every day, respectful, and Carson guided us through the insurance process. He communicated with us instantly every step of the way. They were aware of how stressful a basement flood can be and went above and beyond to make we were taken care of, even helping me bring a recycling bin up the driveway!

We recently used BOR, and I cannot say enough good things about our technician, Richard Montoya. From start to finish, Richard was professional, knowledgeable, and extremely helpful. He took the time to explain the process, answer all of our questions, and made a stressful situation much easier to deal with.

Richard was always on time, courteous, and clearly takes pride in his work, If you need restoration services, I highly recommend asking for Richard Montoya. He was fantastic.

Thank you, Richard, for providing such outstanding service.

Our dishwasher leaked water on the hardwood floors and through to our basement ceiling. Brendan came by to assess the damage and did a great job drying out all of the affected wood.

Brendan came by each day to provide updates and worked with our schedule to come by when it worked for us.

I’m pleased with the entire experience Best Option provided us and am glad we hired them to handle this job.

Best Option Restoration deserves 10 stars, but I could only give 5. I have had many contractors doing work at my home over the past several years, but I have never had any company do the outstanding job Steve and his crew did. My entire bedroom was filled with black mold, and that is what was causing me to stay sick and struggle to breathe. I called Steve, with Best Option Restoration, and he came out the same day, explained everything so that I could understand, and within 24 hours, he and his crew were at my home, treating the black mold. If Steve had not done the excellent job he did, I would have never gotten any better. I have had no further issues with breathing, walking, talking, or playing with my 3-year-old grandbaby since the job was complete. I would recommend Steve and Best Option Restoration to anyone who needs a job done with the utmost knowledge and professionalism.

Sincerely,

Debbie Miller

First of all, I would highly recommend this restoration company. From the owner Steve who is compassionate and prompt in responding to texts and calls, to the two most considerate, honest, respectful young men working in your home….Ricky and Justin. They were hard working, reliable, and gave that extra touch to make sure your room or house is more than perfect…I can’t say enough about this company, the owner, and the two men that cared for our water/mold issue… I wouldn’t use anyone else.

My hunting cabin encountered a major mold contamination. Specifically Best Option Contents was enlisted to save the taxidermy and hunting clothes. Ryan, the owner, made multiple estimates as we decided which objects we wanted to save verses the cost of replacement. I appreciated his thoroughness and and attention to detail as well as his professionalism. All the taxidermy was saved and rehung in their original position. He and his crew did a great job!
